Being in real estate is a tough business. There is always something that you have to spend money on such as business cards, MLS dues, board dues, national franchise dues, city permits, and the list goes on. With all of that money going out we sometimes believe we are "in real estate" just by paying all of those people. I would like to suggest that if you aren't spending money on advertising you aren't in "the game".
The very first fear that my brother and I had to overcome was "The Fear of Going Broke". I am not talking about being reckless with your money but you can't save your way out of a jam just as you can't spend your way out of a jam.
My brother and I were always 1 transaction away from bankruptcy until we were taught that this fear was holding us back and that they way to overcome this fear is understanding:
If you aren't doing everything possible to achieve your goals you are always going to be stuck in "survival mode" and be only one step ahead of the creditors at your door.
If you knew ahead of time that the money you would spend would come back to be in a certain time frame and it would come back to you with a return then you actually had nothing to fear at all.
That there is more risk in doing everything just like our competition than being completely and totally different from them that it is the surest way to guarantee success.
For many though they have no fear of going broke. One might say that they are willing to do what ever it takes until you ask them what it would be like if they did 10,15, or 20 transactions every month. They look away in fear of what that would turn their live into, a complete train wreck.
Many people fear doing more transactions in real estate would lead them to having no life, no time with family, and no vacations. This is what we call "The Fear of Success". Sure with more transactions comes more responsibility however it always comes with more reward, more money and with more money more options.
You might not believe this but it is easier do to 10 transactions a month than 2 because the more you do the more you can afford help and you also don't lose any sleep if one falls apart at the time of closing because you have 9 others just about to close.
Now you may or may not have noticed but there can be a ton of rejection that one can face in real estate. The third fear that many face in real estate is what we call "The Fear of Rejection". Did you know that there is a technique that you can do so that you never face rejection? In that this one technique will change how you act in your real estate business forever.
The next time you are on a call with a buyer prospect from one of your listings or a seller who called from seeing one of your signs I would like to suggest that you take the following action:
"Don't answer any questions only ask questions"
This technique may at first shock you and it may sound harsh however it is one that will change your real estate business forever in a good way. We aren't suggesting that you aren't helpful to prospects just suggesting that you be helpful to those are willing to work with you by giving you some of their information in exchange for what you possess.
Now is there a way to do this that makes all prospects putty in your hands? There is but more on that later and how you can implement what we call the "Question Only Method" to your advantage in every call you make.
Why do people use you to help them buy or help them sell? Think about this for just a moment. Make sure you have that answer in your head before you continue. I would like to suggest that you are correct however the reasons that you have thought of don't make you different than any other real estate professional.
This may not be relevant to you but the reasons that most people believe that they do business with them is as follows:
I am a loyal real estate agent who will work extremely hard for my clients and won't give up on them no matter what.
I am a tough negotiator who does what it takes to get my clients the most money for their home or the biggest discount when they buy.
I am a honest agent who works 24 hours a day 7 days a week and never complains when working for my clients.
These are all true yet I would suggest that there isn't a single person who is looking for someone who isn't like that. Every buyer or seller wants a loyal, honest real estate agent who is a tough negotiator.
Since everyone wants a real estate agent like that I would like to suggest that you use a marketing message that is so bold, so compelling, that as soon as your competitors hear it they think you have lost it and at the same time as soon as a seller or buyer sees it they know you mean business and care about them and only them or you wouldn't be offering the kind of message that you are offering.
At any one point in time there are 7 powerful marketing messages that work to pull motivated buyers and motivated sellers.
Allow me to share the marketing message that I used to dominate the condo market in the city that my brother and I do business in. This message scared our competitors, made our broker a little uneasy, and yet had sellers calling continuously for appointments. Our message was:
"I'll sell your condo in 29 days or I will sell it for FREE...Guaranteed"
Would you consider running a message like this on postcards, flyers, e-mails? The entire time I ran this message the average days on market was well over 29 days to sell a condo. So how could I offer this guarantee? How can you sell a property quickly when everything else isn't selling?
You probably have guessed it but the seller had to select a price that made it extremely attractive to anyone looking to buy a condo in their building or in the area.
If the seller wasn't willing to select a price that would allow the property to be sold in 29 days would you still take the listing? Of course you just can't give them the guarantee and you offer them other choices. I would like to suggest that you always offer sellers at least 3 choices to chose from. You see when they choose the price and the commission they become happier sellers and also become more committed to the process.
There are literally dozens of ways to generate buying leads however the tougher a market gets the systems that work the best change. We would like to suggest that there are 3 systems that work the best in today's market. These systems will allow you to generate a steady and reliable stream of highly motivated buyers and for little to no money out of your pocket.
Which systems are working best right now?
Your real estate website should generate enough real estate leads that you can close a minimum of two closed sales each and every month and if you have just the right information on your website they will be compelled to contact you for more information.
As market's get tougher buyers continue to search for "deals" and they are willing to look to the ends of the earth to get one. These buyers can be found on Craigslist provided you have a compelling marketing message to attract them to your website and to your office.
A well done magazine ad, that's right magazine ad, can generate over 150 calls from highly motivated and unrepresented buyers.
I invite you to consider that the more buyer leads you generate the more choices that you have and that you will never again have to work with a buyer who you don't want to work with. No matter what buyer system you select we would like to suggest that it pass a 3 point inspection test:
Any system that you choose to implement must generate enough leads for you to close at least 2 closed sales each and every month.
The cost to operate the system must not be so much as to break your bank account in fact we would recommend that you receive a return on your investment and only spend a small percentage of what you make to generate future business.
The system that you operate must work in your market, your region, and must attract the kind of clients that you enjoy working for.
As markets turn into "buyers" markets many agents choose to shift their entire focus to generating leads for buyers. While that might be tempting to do may we suggest that you actively build a listing inventory of highly motivated sellers who want and need your help. In fact when Todd was the #1 listing agent in Denver through good and bad markets he only ever worked with sellers.
What are the fastest ways to generate high quality seller listings?
Sellers who have tried already to sell their home yet were unsuccessful represent a huge opportunity in any market however a market with declining values they represent an even larger opportunity and marketing to "expired" listings can build your inventory of highly motivated sellers in days.
Have you tried to do something yourself and then ended up hiring a professional to finish it for you? If you have that is what 85% of FSBO (For Sale By Owners) end up doing and you can be the answer to their problem.
Many sellers just need to know what is going on in their neighborhood and you can reach these undercover sellers through Just Listed and Just Sold postcards provided that you have a marketing message that compels them to call you today.
In a "buyers" market and even in a sellers market the critical technique to working with sellers is to only work with well qualified sellers. We use a "10 step seller qualification technique" to determine if a seller is worthy of us spending our time and money on them.
You probably won't believe this but there is a technique that is available that can effectively eliminate 98% of your competition and virtually guarantee you 90% of the listings you take and 93% of the buying appointments you have prior to you ever seeing your client.
This technique is called the "pre-sell technique". By having the client "pre-sold" on you their ability to say no to you is reduced to a small fraction of a percent. In fact they are really only having you show up to make sure that you are a real person because they are pretty much going to go with you anyway.
So just how do you get someone to be pre-sold on you?
The pre-sell technique is done by sending them a package or set of information ahead of time that you must make sure that they read. This packet of information cannot be about you rather it has to be about everything that you are about to do for them.
Included in this packet of information should be:
A comprehensive list of the tasks that you perform for every buyer or every seller down to the smallest of details (as an example our seller packet contains a list of 201 items that agents do for sellers).
Give the seller or buyer a clear understanding of what they need to do in order to have the privilege of working with you (you are interviewing them and not the other way around).
So bullet proof and so over the top that no seller or buyer in their right mind would choose anyone but you to represent them (I once used the 201 point marketing plan to get a seller to choose me over his own mom, true story).
I would like to suggest that you don't include certain information in the packet or you will be guaranteed to not get the listing or buyer. There are dozens of items that you cannot include in a sellers packet and one of the items that you absolutely cannot include is what you charge.
Why?
If sellers see ahead of time what you charge no matter what you show them or say to them at a listing appointment they will only be thinking about "how much you cost" and not "what you are going to do for them". You can tell them what you charge at the listing appointment but not a minute before.
